Sleep studies for hotels

The standard

What a sleep-ready room looks like, and how we know when it isn't.

Eight dimensions. Each one changes how your guests sleep and how they rate their stay.

Every study runs on this standard. That way a hotel can be compared with another, and with itself six months later.

This isn't a list to tick off. Every point affects sleep, and the review the morning after.

Hotel room and the noise that crosses it
Step 01

Acoustics

Sound is the most disruptive element in a hotel room and the one most often ignored in design. We measure transmission through walls, floors, windows, doors and HVAC systems.

Noise that keeps a guest awake at 2am is the review you read at 8am.

Step 02

Light

A room that cannot achieve true darkness cannot deliver true rest. We evaluate blackout integrity, light bleed from corridors and electronic devices, and how much control guests have over their light.

Step 03

Temperature

Thermal discomfort is one of the top causes of broken sleep. We assess the temperature range guests control, climate system noise and whether conditions hold through the night, not just at check-in.

Step 04

Bedding & Textiles

The physical contact layer between the guest and sleep. We evaluate pillow variety, mattress performance, linen quality, hypoallergenic options and how the bed actually feels, not just how it looks in a photo.

Step 05

Air & Scent

Air quality changes how people sleep. We look at ventilation, residual chemical odors after cleaning and the property's scent, and whether it supports rest or gets in the way.

Step 06

Guest Experience

Sleep is also a service problem. We review what guests have during sleep hours: in-room guides, how the hotel responds to noise, earplugs and sleep amenities. Small details with a big effect.

Step 07

Maintenance & Operations

Standards degrade without maintenance. We review the protocols that keep sleep conditions consistent: pillow sanitation, filter schedules, door and window checks.

A property that passed six months ago may not pass today.

Step 08

Technology

Not every property needs smart systems. But every property should know what's available, what it costs in noise and distraction, and whether it helps the guest sleep or gets in the way.

Is your property ready to stand out?

Start with the study. We'll tell you what you're doing right, what you're getting wrong and how to fix it.
